Singapore's property market:

Land is scarce and expensive in Singapore and is exploited to its maximum. To save costs, property development expands vertically to the maximum plot ratio allowed. Consequently renting in Singapore is concentrated mainly on renting out apartments and condominiums.

This results in a city of skyscrapers constantly expanding. Since the plot ratio was increased a couple of years ago, older buildings are torn down in favor of new, ultra modern even higher properties.

Landed property (detached and semidetached houses) is getting scarcer and is increasingly surrounded by high rise buildings.

More than 85% of all Singaporean's live in owned apartments built and maintained by the Housing and Development Board (HDB).

The remaining Singaporean's mostly own apartments in private condominiums or live in owned landed property.


As a result landlords letting in Singapore focus mainly on expatriates. The residential leasing market is depending on expatriates looking for short-term leases in prime residential areas and locations close to international schools.
